We hope you enjoy our videos and photos of our newly built house for sale. Location of our house is in the River Meadows of Mermaid subdivision, a 10 minute country drive to the centre of historic Charlottetown, the birthplace of Canada’s Confederation. It is situated in an established country themed subdivision that contain lots averaging one acre in size. Our lot is 1.12 acres, situated on a gradual sloping knoll, with views of the adjacent farms and Hillsborough River – an ocean inlet. It truly is a quite, relaxing, tranquil location with lots of space and backyard openness, perfect for the retiring couple, or young family with growing children.
Due to family requirements, unfortunately we are moving, and are therefore putting our house on the market. Since we will be moving cross country, a lot of appliances, furniture, garden, and household items will be included in the sale of the house. The house is a 4 bedroom rancher, with a full basement, and a 14′ ceiling in the large double garage. Three bedrooms are on the main floor and a fourth bedroom/bonus room with a half bathroom and walk in closet is located on the second floor. There are two full bathrooms on the main floor, a large open great room with wonderful views of the country and ocean. Kitchen is large, but yet all cabinets and appliances are within short reach due to the encompassing layout of the kitchen cabinets. Sink is flush under mount stainless steel with garburator. A prep kitchen is situated within the short hallway to the formal dining room. One of my wife’s favourite rooms is the large walk in pantry which contains a second fridge, and abundant storage shelving on both sides of the walls. The kitchen opens to the nook and great room which contain panoramic views of the countryside.
Master bedroom is large, comfortable with a great view of the country side. A large en suite with a 4′ shower, and a large, deep tub provide a relaxing and soothing tub experience. A built in make-up desk with variable make-up lighting provide the ideal bathroom for the lady of the house. All rooms except for the laundry room, pantry, and walk-in closet have dimmer switches which provide a comfortable and soothing environment, especially when one wakes up early in the morning. The vaulted great room has top mounted wall speakers wired to the entertainment centre. A conduit from the entertainment centre runs to the adjacent bedroom/study allowing to connect the tv or entertainment centre to a computer with ease.

The beautiful front porch or large rear deck allow for open living, whether it’s sipping morning coffee in the morning sunshine of the front porch, or basking in the afternoon sun on the rear deck in complete privacy. House construction is 2×6 exterior walls, with 8″ concrete foundation and a protective waterproof membrane for a very dry and problem free basement. All flooring is either 3/4″ oak hardwood or tiles, there is no carpeting. 11 7/8″ engineered floor joist flooring with glued subfloor provide a solid feel to all flooring. Heat is very efficient air to air heat pump with a forced air heat distribution. During the summer it converts into an air conditioner at the touch of a thermostat screen. There are supplemental high efficiency and very clean wood burning stoves on the main floor and in the basement. Basement wood stove is seldom used, but main floor wood stove is used to provide an extremely warm, sleepy, comforting heat that only wood stoves can supply. My wife likes it very warm during the winter, and with the help of the wood stoves, we sometimes have the temperature up to 27deg. Celsius, providing for comfortable and sleepy afternoons, especially for our little puppy.
Two variable speed fans are installed on the main floor. One in the vaulted ceiling of the great room, and the second by the wood stove. Furthermore, there are two built in ceiling fans that blow warm air from one room to another – one into the front bedroom/study, and the second into the master bedroom in order to provide an efficient and comfortable distribution of heat throughout the house. The water is extremely clean and great tasting, as it comes from the onsite 185′ deep well. The property has a septic tank. Electrical service is 200 amps, with two 220 volt circuits in the garage for an arc welder, heat, or 220 volt shop equipment. The house comes with a built-in security system, motion sensors, garage heat sensors, smoke sensors, exterior siren, and two control panels. The security system is presently not monitored by a third party security service. All windows are high efficiency low e double glazed, and come with draperies or blinds, and bug screens. A central vac system is installed.
Laundry room is on the main floor, with a large counter over the washer and dryer, allowing for easy folding of clothes. The basement is 8′, unfinished, exterior perimeter walls are framed and insulated, has three windows with lots of daylight, and has an exterior side door to the outside.
